Roof Repair Estimates The Right Way

Finding contractors to provide roof repair estimates is not something that should be taken lightly. Ask people you know for references or call your local building code administration office to see if they have any recommendations. This will help to narrow your choices down. You will want to get a minimum of three free estimates so call three that are remaining on your list.

Have the local roofing contractors come out and see the damage to your roof. Make sure the estimate they give you is in writing and that it details all work that is to be done along with any warranties or guarantees that you will receive.

Once you have three or more estimates in hand, choose the one that does what you need it to while remaining in your budget. Be sure that your repair quotes include the charges for labor. The estimate will be based on a number of items. First the contractor will look at the square footage of the area to be repaired. He will then look at the pitch of the roof and how easy it is to access. Your choice of roofing materials will affect the price as will any permits or licenses required by your state, county or city, and the overall service including any guarantee.

Roofing repairs may scare you especially if a large area of the structure has been damaged. Your roof must be repaired immediately as it protects your home and its contents, and even a small leak can soon turn into a major roof repair.

Roofs can be damaged by a number of things. This may include storms, frost and sunlight among other things. The strength of your roof will be determined by the materials so ensure quality ones are being used. When you get quotes, many other factors need to be looked at also.

Expect your roof repair estimates to run you anywhere from $100 to $350 per ten square foot area. This is if an expert professional roofing company will be used. If you have a small area to be repaired, you can hire a handyman who will most likely charge much less. Both cost estimates are based on the use of asphalt shingles. Repairs to wood shingle roofs tend to run more and flashing repairs can be very expensive. For this reason, be sure to compare contractors carefully so you get a company that will do the job right.

Finally somebody shows me how to get an estimate. Yes getting a quote sounds easy but I tried this once before and got talked out of more cash than I needed to spend by a slick salesman. Or "roofing consultant" as he called himself. This time I'm staying in budget just like you advise.

Thanks. My roof will not survive another winter. It's an old house and the whole thing needs re-shingled, so I'm trying to get a game plan together. Like you said, roof repairs can be scary so I'll be getting several contractors out before I settle on one.

Good advice about getting multiple quotes for a roof repair job. In the past I've picked the "best" firm from the yellow pages and ended up paying too much. Better to have some patience and shop around.
